Mr. Hanley

To ask the Secretary of State for the Environment what information he has on the average price, excluding the value of land, of building(a) a two-storey house with three bedrooms, reception room, bathroom, toilet, kitchen, with external dimensions 21 ft by 22 ft, or the nearest equivalent for which he has information and (b) a terraced house block comprising five such houses.

Estimates, based on tenders accepted by local authorities, indicate that in England the current average cost of building a two-storey three-bedroomed house with external dimensions of 21 ft by 22 ft, excluding the value of land but including external works and professional fees, is approximately £43,000. The cost of a terrace of five such houses is approximately £215,000.
