Dr. John CunninghamMy Department has a ground lease for the BCMS site at Workington which costs £3,500 per annum, subject to any rent reviews in that period. This lease covers land upon which we have erected our own building.
Under a separate lease for a building which we have refurbished, the Ministry will pay no rent for the first three years. From 2001, we will pay a market rent for the building. The level of the rent will be the subject of negotiation at the time but it is currently estimated to be about £50,000 per annum.
Both leases are renewable in 2007 at which time the rents would also be reviewed.

Dr. John CunninghamThe criteria included factors such as cost, ease of recruitment and retention of staff, and whether sufficient space was available. As explained in my answer to the right hon. Member of 25 February 1998,Official Report, column 274, some 80 sites were considered, of which 7 were visited and 3 shortlisted.
