§ Sir Paul BeresfordThe gas appliance and fuel maintenance and annual safety check requirements enjoined on landlords by the Gas Safety (Installation and Use) Regulations 1994, as amended, do not include a right of entry for landlords to property let by them, and the Government have no plans to introduce such a right into these regulations. However, where the landlord has repairing obligations, a right of access will be implied by the Landlord and Tenant Act 1985, or the Housing Act 1988.
