To ask the Secretary of State for the Environment what steps he is taking to ensure that smaller landlords are adequately protected under the terms of commercial leases. [22692]

Lease terms are a private contractual matter for the parties; it is up to them to take appropriate professional advice to ensure that their leases give them adequate protection.

Commercial lease terms are a matter for negotiation between the parties prior to occupation. No doubt each party will seek to use its bargaining strengths but it should ensure professional advice is sought to avoid terms which are potentially damaging.
