To ask the Secretary of State for the Environment what plans he has to introduce legislation that requires landlords to ensure regular servicing of appliances fitted within their properties; and if he will make a statement.

The Housing (Management of Houses in Multiple Occupation) Regulations 1990 require managers of houses in multiple occupation to observe proper standards of management and to keep existing facilities in good repair. These facilities include gas and electric appliances, and sanitary and cooking facilities. Failure to comply with the regulations is a criminal offence.

Private landlords also have certain statutory obliga-tions to carry out repairs and maintenance under the Landlord and Tenant Act 1985. These include ensuring that the installations for the supply of gas and electricity and for space and water heating are kept in proper working order.
