To ask the Secretary of State for Health if she will set out the date and the terms upon which NHS Estates took out a lease at 1 Trevelyan square, Leeds.

The property occupied by National Health Service Estates at 1 Trevelyan square, Leeds is held on the property holdings common user estate by virtue of a lease dated 11 November 1992 and made between Nonpariel Securities Limited and the Secretary of State for the Environment. The area demised by the lease comprises the first, second and part of the third floors having a total area of 22,450 square feet together with 20 basement car parking spaces. The lease is held from the 11 November to 24 November 1992 and thereafter for a term of 25 years subject to a break in the tenant's favour only at the expiration of the 15th year.

The rent which is subject to five-yearly rent reviews is £370,425 per year effective from 14 May 1993, the landlord having granted a six months and three days rent free period. In addition the landlord made a capital contribution of £58,496 exclusive of value added tax towards the fitting out costs. The quarterly on account service charge is currently £14,100.
